Campbell is a charming city situated in Santa Clara County’s West Valley. With quiet residential streets and a vibrant downtown district, Campbell offers the perfect mix of metropolitan amenities and laidback small-town tranquility.

Campbell is part of Silicon Valley and the home of eBay. In addition to its thriving downtown district, Campbell is home to 250,000-square-foot PruneYard shopping center offering a great selection of shops and restaurants and a movie theater.

The city is conveniently situated beside San Jose and has excellent transport links, including the VTA light rail that runs between Campbell and San Jose’s downtown districts, along with the local Caltrain network.

Campbell’s mix of convenience and small town charm make it a popular area for young families. Local families enjoy access to respected public schools operated by the Campbell Union School District and Campbell Union High School District.

Campbell Real Estate Insights

The majority of homes in Campbell are large single-family residences ranging between 1,000 and 1,600 square feet in size, situated on spacious lots that typically measure around 6,000 square feet. These welcoming properties were mostly constructed throughout the 1950s, ‘60s, and ‘70s. Newer residences are often much larger in size, with numerous homes built in the 1990s averaging around 3,500 square feet.

Enclaves of older homes are clustered around downtown Campbell and are highly sought-after due to their distinctive architecture. Chic contemporary apartments, condominiums, and duplexes can be found on Campbell and Hamilton Avenues in the northern portion of the city.
There is obviously much variation within property prices depending on the type of housing, but the median sales price over the past twelve months was $1,135,000, with an average price per square foot of $727.

Campbell’s downtown district is centered along Campbell Avenue and offers an abundance of gourmet restaurants, cafes, bars, salons, spas, and boutique shopping. Naschmarkt is an elegant restaurant serving creative contemporary twists on classic German and Austrian cuisine. There are numerous pizzerias and laidback eateries including Yiassoo Greek, which serves fresh food at very reasonable prices. LeQuy is another affordable restaurant serving wonderfully authentic Vietnamese dishes.

Downtown’s shopping options include numerous charming interior design boutiques selling unique home furnishings, along with chic fashion stores such as Therapy and Urban Girl. The sprawling PruneYard shopping center has a plethora of brand-name stores and markets including a Trader Joe’s, along with a wide range of coffee shops, craft beer bars, salons, and restaurants.

This trendy city offers a range of seasonal events and festivities. Its summer concert series brings nine weeks of live music to the Orchard Green beside the historic Ainsley House and the annual Oktoberfest on Campbell Avenue always draws a crowd.

The Ainsley House is itself a fantastic attraction. Constructed in 1925, this beautiful English Tudor Cotswold cottage is a lovingly-preserved architectural gem. The Ainsley House is situated near a number of galleries and museums, with the Campbell Historical Museum featuring fascinating exhibits illustrating the area’s history.
